- Looking at detached home prices vs zoning changes (up-zoning) in Vancouver, year over year % change Upzoning: 2004 - Full basements 2009 - Add LWHs 2012 - Larger LWHs 2018 - Duplex (no change) 2023 - Multiplex and/or larger LWHs
- My thesis is that other factors (interest rates, cap gains taxes, immigration, asset protection through bylaws etc) have a far larger impact on land value vs citywide incremental upzoning.

- Crunching more numbers for a "Baugruppe". Assuming 12 partners buy this $2.5m lot on the west side and co-develop a 12 plex, then they could have a 920sf 2br and den for ~800k (but not a simple or straightforward process!). A more conventional developer could could sell at ~$970psf or $900k.
- The existing bungalow could be put on a barge and moved to a piece of land where the house and land value are more appropriate to each other.
