The internet is permanent. Retail only survives where footfall is dense, local, frequent, and cheap to access.
- It would be interesting to cost a Potemkin town centre where 50-60% of retail units are actually a kind of museum, not holding much stock, just enough to allow people to look at stuff before they order it online. See if it made these people happy. Probably not. www.theguardian.com/society/2026...
